Yes, you can sell your home on your own, however, there are several reasons why in over 95% of real estate
transactions there are REALTORS® involved.

  • There is too much work involved. When selling on your own, you will have to do everything that we do, in
    addition to finding the right marketing channels. You would have to deal with all inquiries and be present in all
    showings not knowing if the buyers are qualified.
  • The risks involved. There are several risks that you need to be aware of, and address to avoid headaches and
    losses through the home-selling process. Here they are:
    • You don’t know who is coming to see your home. You don’t know if they are a serious buyer or if they have
      intentions other than buying your home. When dealing with REALTORS®, you know first, that they have gone
      through a long training process, and then they have been screened and verified that they have no criminal
      history in order to get their license, and they are responsible for the people they bring to your home.
    • Financial risk. There is also the risk of getting into a contract disadvantageous for you, for not being
      familiarized with the laws related to real estate.
    • Double expense risk. There is the risk of you not getting the results you expected by selling on your own, and
      then having to hire REALTORS®, like us, to do the work. If this is the case, you would lose what you spend while
      trying on your own.
    • Legal risk. The liability that could come from a contract wrongly written. When drafting a contract it’s
      important to consider not only the immediate results but the long-term potential liability that it could create.
    • Liability risk for errors and omissions. Even when you are being diligent, and you have the best of intentions on
      helping the buyers, costly mistakes still can be made throughout the selling process. The cost of these mistakes
      can really harm your finances. We saw a case where the home sellers were sued por $200,000! We as REALTORS®,
      have insurance that protects us against losses due to mistakes.
    • You end up netting more money when you hire a REALTOR® for the sale.
      Even though you are paying a commission, you still end up with more money than when selling privately, this is
      the reason For-Sale-By-Owner companies have not had long-lasting success. There are several reasons why this
      happens:
    • You get less exposure. It would be extremely difficult and expensive to get the same exposure on your own as
      you get with us. We already have the systems, the connections, the agreements, and the working relationships
      that allow us to be very efficient and effective in having access to motivated buyers.
    • You attract the Investor-Type buyer. These are the buyers that are looking for a bargain. They know that you
      are saving in the commission and they want to see that reflected in the price.
    • It is very likely that you still will have to pay a commission. Most qualified home buyers are already working with
      a REALTOR®, and they will need to get paid.

Yes, we will give you the option of you finding the buyer, and keeping for you the commission allocated for the
buying side. For this to apply, the buyer must not have an agent working for them.

relationship at any time.

your home will sell for based on the existing market conditions. Once we know the sale price it will be very easy to
calculate the amount you will net.
